A home inspection is a professional, objective, comprehensive and non-invasive visual examination of the physical structure and systems of a house, from the roof to the foundation. As professional home inspectors, we emphasize identifying existing or potential defects that could affect a purchasers buying decision.

Why should I get a home inspection?
In most cases, a house is the largest purchase most people will ever make. Chances are that even experienced homeowners or homebuyers lack the knowledge, training, and expertise of a professional home inspector. Because you want your home to be an investment for years to come, it's imperative to find out as much as you can about the property, before you buy, so that you can avoid potential costly, unexpected, repairs or builder oversights. A professional home inspector will provide you a comprehensive evaluation of the structural elements and systems that comprise your home.

What should I expect during my inspection?
The home inspection process usually begins approximately 2-3 hours depending on the size and condition of the home before you, the buyer, arrive to document the property. You are encouraged to be present at the end of the inspection to go over findings and do a final walk around. Upon your arrival, we will review the pictures and notes taken during the home inspection on a computer and your inspector will walk you through the details, room by room, and answer any questions or address any concerns that you may have.
From years of experience, this is by far the best way to provide you the most detailed home inspection report along with being able to give you full attention to all of your questions about your new property. The home inspection report will provided electronically in PDF format and will include pictures separately from the main inspection report so you will be able to easily email a copy of it to your real estate agent or anyone else in need. To our knowledge, Top Notch Inspections was the first company in the Twin Cities area offering this service!

What will I receive in my inspection report?
A typical inspection report addresses the major systems and structural elements of the house. This usually includes the condition of the foundation, basement, roof, attic, electrical and plumbing systems, air cooling and heating systems and visible insulation, doors, walls, windows and visible structures. Additionally, a professional home inspection report will advise you of what maintenance is normally required to keep your home in top condition. It is your guide for repair and maintenance.
